01 / Demands

One wrong demand and it's unenforceable

Service charge demands must carry the correct Section 47 and 48 landlord details and the summary of rights and obligations. Get the format wrong and a leaseholder can lawfully withhold payment until you reissue. Most templates online are wrong.

02 / Section 20

Skip the consultation, lose the money

For qualifying works over £250 per leaseholder, you must run a Section 20 consultation in the right form and order. Miss a step and your recovery is capped at £250 per flat, whatever the works actually cost.

03 / Compliance

The obligations never stop

EICR, fire risk, asbestos, water hygiene, insurance, accounts, statutory filings. Each has its own renewal date and consequence for failure, and as a director you are now personally on the hook for them.

No. The Toolkit, Guided Setup and Full Setup are all one-off purchases. There is no subscription and no contract. The only ongoing option is our annual service charge administration service, which is entirely separate and optional.
The Toolkit is a digital product supplied immediately, so once it has been sent it is non-refundable. For Guided Setup and Full Setup, you can cancel for a full refund before your setup call takes place; once the call or document work has begun, the fee is non-refundable because the work has been done. By purchasing you ask us to begin delivery straight away and acknowledge that this ends your 14-day cancellation right under the Consumer Contracts Regulations 2013 once delivery or work has started. This does not affect your statutory rights if something is faulty.
