Can I manage my residential block without a managing agent?
Yes - and many RMC directors do. You are legally entitled to self-manage, retaining full control over contractors, decisions, and expenditure. The challenge is the administrative workload: service charge budgets, demands, collections, accounts preparation, compliance tracking, and financial reporting all sit with you. Modbury Remote is specifically built for self-managing blocks that want the admin professionalised without handing over operational control to a managing agent.
How much does service charge administration cost in the UK?
Managing agents typically charge per unit, often £180 to £400 per unit per year, plus fees for specific items. On a 24-flat block that is £4,320 to £9,600 a year. Modbury Remote charges a single fixed fee, from £895 a year (around £125 per unit), covering budgeting, billing, collections, accounts, compliance tracking and financial reporting. No percentage. No add-ons.
What are an RMC director's legal obligations for service charges?
RMC directors have a statutory duty to consult leaseholders on qualifying works under Section 20 of the Landlord and Tenant Act 1985, prepare annual service charge accounts, hold service charge monies in a designated trust account, and issue formal demands in the correct legal format. Non-compliance carries financial penalties and can invalidate service charge demands entirely. Modbury Remote manages the administrative compliance layer - ensuring demands, accounts, and records meet statutory requirements every period.
Can leaseholders challenge service charges?
Yes - under Section 27A of the Landlord and Tenant Act 1985, leaseholders can apply to the First-tier Tribunal to dispute whether service charges are reasonable or properly demanded. The most common reasons charges are invalidated are incorrect demand formats, failure to follow Section 20 consultation on major works, or inadequate financial records. Modbury Remote's documentation standards are designed with exactly this exposure in mind.
How is this different from a full managing agent?
A full managing agent handles everything: admin, operations, maintenance, inspections, emergencies. You pay for the full bundle and share control of your building. Modbury Remote handles only the financial and administrative layer. You pay for that layer only and retain full operational control. It is a deliberate separation - not a stripped-down version of full management.
Can we switch from our current managing agent?
Yes - and we manage the entire transition for you. We handle records transfer, client money migration, and the handover from your existing agent. If your current agent provides full management and you want to unbundle the admin from the operational side, that is exactly the kind of transition we are set up for. We will outline the full process as part of your onboarding.
Is there a minimum contract period?
Service agreements are structured annually, aligned to the service charge year. We do not offer month-to-month arrangements - the admin function requires continuity to be effective. Terms and notice periods are set out clearly in the service agreement before you commit to anything.
Do you cover the whole of the UK?
Yes. Modbury Remote operates UK wide. Because the service is delivered entirely remotely - no site visits, no physical presence required - geography is not a constraint. Whether your block is in London, the Midlands, the North, or anywhere else in the UK, the service is the same.
What happens in an emergency?
Emergency response is outside our scope and we are transparent about that from the start. This service is designed for blocks that already have operational arrangements in place - a trusted contractor, a resident director who handles reactive issues, or similar. If your block does not have that, we are not the right fit and we will tell you before you sign anything.
