Tier 1 reports are delivered within 2 working days of purchase. Tier 2 and Tier 3 audits are delivered within 10 working days of your video walkthrough call (Tier 2) or site visit (Tier 3). Your call or site visit is booked into our calendar as soon as payment clears.
By paying. We do not hold provisional slots. Once your card payment clears (instant on most cards), you receive a booking link by email and pick from our live availability - Monday to Thursday, 10:00 to 16:00. The slot is locked in the moment you confirm it. This keeps the calendar honest and means no-one ever holds a slot you wanted.
Each separate residential dwelling - flat, apartment, maisonette - within the block counts as one unit. Commercial premises are counted separately and should be mentioned at intake so we can size the audit correctly.
Yes. We cover the whole of the UK. Regional compliance variations for Scotland (Tenement Management Scheme, Property Factors Act) and Northern Ireland are flagged in your report. We are honest where our knowledge stops - if a regional specialist is needed for a specific issue, we will tell you and where possible point you to one.

Research and audit preparation start the moment your payment clears, so refunds are limited. For Tier 2 and Tier 3, if you change your mind before your video call or site visit takes place, we will refund 50% to cover the research and preparation that has already begun. Once your call or visit has taken place, audits are non-refundable because the bulk of the work has been done. Tier 1 is non-refundable, as research and report generation begins immediately on payment. To reschedule a booked call or visit, please give us at least 24 hours notice.
We signpost clearly and prioritise the actions. We do not project-manage remediation - that stays with you or a contractor of your choice. If a referral to a qualified specialist is needed (fire engineer, structural surveyor, leasehold solicitor), we will name names from a vetted network. No commission is taken from any referral.
Tier 2 and Tier 3 include 30 days of email follow-up after delivery - you can ask anything related to the report and we will reply within 2 working days. After 30 days, you can re-engage us on a per-query basis or wait for the annual compliance subscription we're launching later in 2026.
Yes. Within 30 days of your original purchase you can upgrade from Tier 1 to Tier 2, or Tier 2 to Tier 3, by paying the difference. The work we have already done on the lower tier carries forward.
All audits are delivered or directly supervised by TPI and RICS qualified members of the Modbury Remote team. Practising managing agent experience, not theoretical. We will name the lead reviewer on your audit at the start so you know who is signing off the work.
No. This is professional property management guidance based on current regulation, RICS standards, and good practice. Complex legal questions - lease interpretation, tribunal applications, freeholder disputes - should be referred to a specialist leasehold solicitor. We will tell you when we hit that line.
A Fire Risk Assessment covers one specific obligation (fire safety, under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021). We cover 25+ statutory and best-practice obligations as a single connected system - fire safety is one item alongside electrical, asbestos, water, lifts, insurance, accounts, Section 20, and many more.
Never. We do not sell or share your data with third parties beyond the named processors we need to deliver the service (see our full privacy policy for the list). We do not take commissions or referral fees from any contractor in our shortlists. Independence is the entire point of the service.
